No CDD assessment

Nocatee homes carry a Community Development District assessment on the annual tax bill on top of HOA dues, and depending on the village and the original bond, that line item can run well into four figures every year. Walden Chase has no CDD. Owners pay county millage and just their HOA dues.

On two homes with the same sale price, the Walden Chase buyer typically carries a noticeably lower monthly payment once taxes and assessments are escrowed. If you are cross-shopping Walden Chase against a Nocatee home, ask us to run the actual side-by-side on the two specific addresses. The difference is usually bigger than buyers expect, and it is the number that could help you drive the decision.

You can still buy into Nocatee's amenities if you want them

Walden Chase is not part of Nocatee, so residents are not automatically entitled to Splash Water Park, the Spray Park, or the Nocatee fitness complex. What most buyers do not know is that the Tolomato CDD amenity policy allows people who do not hold a deed inside the district to purchase the rights of a deed holder for an annual fee, currently listed at $3,800 per year.

$3,800 a year is several times what Walden Chase dues cost, so this is not a bargain workaround. It is an option, and it is worth knowing it exists.

Most families here use the neighborhood pool and courts, and treat Nocatee as the place they shop, eat and go to school. If access matters to you, confirm current terms and availability with the Tolomato CDD directly at (904) 924-6850 before you write an offer.

The CR 210 corridor problem is fixed

For years, the knock on this part of St. Johns County was traffic. That changed in April 2026 through a project that cost $18.7 million. The county completed the CR 210 widening between I-95 and US 1, taking the stretch from Trinity Way to Beachwalk Boulevard from two lanes to six, adding sidewalks, curbing, drainage work and a new signal.

High ground for the area

Walden Chase sits roughly 60 to 75 feet above sea level, which is unusually high for a coastal Northeast Florida neighborhood and well above the elevations you find closer to the Intracoastal and the beaches. Flood zone designations are assigned parcel by parcel, so confirm the specific address through FEMA or St. Johns County GIS before you rely on it. But as a starting point, elevation here is a real advantage.

Homes in Walden Chase

KB Home and Mattamy Homes built Walden Chase between 2001 and 2006, mostly as single-family detached homes in a traditional Florida style: stucco exteriors, shingle roofs, tile in the kitchens and baths, two- and three-car garages. Both one-story and two-story plans are available, so the neighborhood works for buyers who want everything on one level as well as families who need the second-floor bedroom count.

Floor plans run from roughly 1,500 to 3,660 square feet with three to five bedrooms, on lots in the 0.13 to 0.23 acre range. Homes recently changing hands have tended to land near the middle of that size range.

Because these homes are twenty-plus years old, condition varies more than it does in a new-construction community. Some homes have been taken down to the studs and rebuilt with new kitchens, floors, HVAC and roofs. Others are largely original. Two houses on the same street with similar square footage can be a hundred thousand dollars apart once you account for what still needs to be done.

That spread is an opportunity if you know what to look for. On a home in this age range in Northeast Florida, the items worth pricing before you commit are the roof, the HVAC system, the water heater, and any original polybutylene or cast-iron plumbing. Walden Chase has two associations on record, a homeowners association formed in 1998 and a separate townhome owners association formed in 2006. Dues differ depending on which one governs the property, which is why you will see a range quoted rather than a single number. Confirm the dues and the governing documents for the specific address you are considering.

Neighborhood Amenities

The amenity center sits at 230 Walden Chase Lane, in the middle of the neighborhood rather than out at the entrance, so most homes are a short walk or golf-cart ride away. Dues cover:

• Ball fields
• Playground

While a lot of neighborhoods built in this era don't have pickleball courts, Walden Chase has them.
