About two dozen lots directly on the Intracoastal Waterway will be released in the summer of 2025. The waterfront lots will be available for a custom built home. The developer has a list of approved custom home builders which includes: Glenn Layton Builders, Brandon Construction, etc.

No, homes in Marsh Harbor are not subject to Community Development District Fees. This is one of the only newer neighborhoods west of the Intracoastal that is not subject to Community Development District fees (CDDs).
