The Homes
One of the biggest draws here is something that has become rare in Atlantic Beach: newer construction in an established neighborhood this close to the beach.
The 178 homesites wrap around the golf course, and buyers had their choice of builder when the community was developed, including Toll Brothers, Riverside Homes, and fully custom homes. The result is a neighborhood of coastal-style architecture with open floor plans and indoor-outdoor living built for the Florida climate. A Neighborhood with Real Golf History
Before it was Atlantic Beach Country Club, this was Selva Marina Country Club, which opened in 1958. It carries some genuine First Coast golf history: Selva Marina was the original home of the Greater Jacksonville Open, the tournament that eventually became THE PLAYERS Championship. Jack Nicklaus made the first double eagle of his career on the 18th hole here during the 1966 event.
In 2014, new owners purchased the property, renamed it Atlantic Beach Country Club, and put around $12 million into rebuilding the club and course. Architect Erik Larsen, who came out of Arnold Palmer's design firm, fully redesigned the 18-hole layout with new bunkering and a more natural, dune-style feel. It reopened in January 2015 and was named one of the country's Best New Courses by Golf Digest. The neighborhood you see today was built around that course, so the golf history and the homes are tied together.

Club membership at the Social level is included with home ownership and is required for as long as you own your home, with the option to upgrade to a Sports or Full Golf membership. Every homeowner joins at the Social level at a minimum, and that membership stays in place for as long as you own the home. Adds unlimited access to the racquet facilities on top of everything in Social, along with 6 golf rounds per year with payment of greens and cart fees. It's the middle path for households that play a lot of tennis or pickleball but only golf occasionally.
Homeowner Full Membership
Is the golf membership. It includes unlimited golf rounds, full use of the practice facilities, and unlimited access to the racquets, fitness, pool, and dining facilities.
All three levels include access to the club's calendar of member events throughout the year. Junior membership dues are available for members under 36; contact the club directly for current junior pricing.
Good to Know Before You Buy
A few details that matter when you're budgeting for a home here:
- Upgrading is easiest right after closing. Homeowners can upgrade to a Full or Sports membership within the first 30 days after closing without being subject to the category wait lists. If you think you'll want golf, that first month is the time to decide.
- Your Social initiation value carries over. The club credits the value of the current Social initiation fee toward the initiation fee of an upgraded membership category.
- There's a one-time transfer fee. A $1,000 Membership Transfer Fee is due at closing.
- HOA fees are separate. HOA dues, managed by Floridian Property Management, are billed separately from club membership fees. There are no CDD fees in Atlantic Beach Country Club.
