The Hub at Nocatee: What Residents Can Expect from the New Marketplace Opening in 2028

One of the things we love most about living in Nocatee is how much of daily life happens right inside the community. The farmers market, seasonal festivals, Food Truck Fridays, afternoons at Splash and Spray Water Parks, and much of it is reached by golf cart instead of car. The community slogan is "Live the Lifestyle!" and residents really do. That lifestyle is about to get a meaningful addition. The Hub at Nocatee, a new open-air marketplace, is planned for the heart of the community with a 2028 opening.

What's Coming

The Hub at Nocatee will be a 63,225-square-foot marketplace located next to Publix in Marketplace at Nocatee, just west of Valley Ridge Boulevard South, according to the Jacksonville Daily Record.

The plans center on an open-air courtyard surrounded by restaurants, retail shops, entertainment, and service businesses, with outdoor seating, weekend live music, community events, and dedicated golf cart parking.

The developer, Center Connect Development, has built two similar projects in the Tampa area: The Hub at Bexley in Land O'Lakes and The Hub at Lexington Oaks in Wesley Chapel. Those centers give a good preview of what to expect here. Tenants include sports bars, ice cream shops, and restaurants ranging from Indian to Vietnamese to Caribbean, alongside golf simulators, escape rooms, barbershops, nail salons, martial arts studios, and pet grooming. In other words, a genuine mix of dining, entertainment, and everyday services, not just another strip of storefronts.

Why It Fits Nocatee

Nocatee's golf cart trail system already connects neighborhoods to parks, schools, shopping, and restaurants, and residents have a strong lineup of local businesses today.

The Hub isn't replacing any of that. It's adding to it, in a location most residents can reach without getting on an arterial road. More places to eat, shop, and gather means more reasons to stay local, and the courtyard design suggests the developer understands that Nocatee residents want gathering places, not just retail.

What It Means for Homeowners and Buyers

Here's the part we watch closely as a real estate team: walkable commercial amenities are one of the most consistent drivers of buyer demand in master-planned communities. When people tour Nocatee, the question we hear isn't just "what does the house offer?", it's "what does daily life look like here?" Every addition like The Hub strengthens that answer.

For current owners, thoughtfully planned commercial growth tends to support long-term value. For buyers weighing Nocatee against other Northeast Florida communities, it's another signal that the community is still investing in the lifestyle that attracted residents in the first place.

Several members of our team live in Nocatee, so we'll be watching this one come out of the ground with more than professional interest.
