Final New Construction Opportunities in Jacksonville's eTown
In a recent update to eTown certified agents, like our own Sean Muserallo, we learned that just four years later the builders are down to a few hundred new home construction opportunities.
The developer, The PARC Group, is behind eTown as well as the visionary for Nocatee in St. Johns County. Lauren Witkovich, eTown Marketing Manager for the PARC Group, led the discussion with builder offerings in the community.
New Construction
Less than 40 opportunities are available in Del Webb eTown. They are in closeout mode offering many incentives for quick-move-in homes (QMI) and to-be-built homes. Buyers have the ability to select all finishes in the design center on a to-be-built home, but QMI home finishes have already been selected. The trade off is that a QMI home is often ready to move into months sooner than starting from scratch.
David Weekley has sold 17 out of its 90+ homes sold in Granville. The builder is also offering townhomes up to 2,000+ square feet and single family homes at Villas at Kettering.
Toll Brothers is building new construction single family homes in Newton, with prices ranging from the high $400,000s to $600,000s. There are many floor plan options to choose from with Toll Brothers.
Providence Homes has sold all but one of its 206 homes in Kettering.
New Rental Community
Cottage Street is a new concept in eTown. It's a rental community in Exchange West, a newly developed section of eTown. One-, two- and three-bedroom cottage style single-story townhomes are being made available to renters who can choose from 7 to 15 month leases. It's particularly convenient for buyers purchasing new homes that need a place to live during the construction period.
This community will have 155 apartments available by the end of January. Each unit features 10ft ceilings and private turf backyards, making it feel more like a single-family home. Amenities include a resort style pool, fitness center and playground. Trash and exterior pest control are also included in rent. Since the apartment complex has its own amenities, renters will not be granted access to eTown's amenity center, Recharge.
New Local Businesses
Several retailers have opened in the commercial center at the front of the neighborhood off 9B, including Publix, Gate gas station, Great Clips, nail salon and fire station. Four more businesses are opening by the end of January 2024, according to the eTown Manager. These include: Papa Johns, The Dolly Llama, an ice cream shop, a Dental Cares office and a Mexican restaurant called Tulum. A vet emergency clinic and bank are also slated for 2024.
