As we look back on 2025, it’s fair to say our real estate market kept all of us on our toes. The biggest challenge—by a wide margin—was the disconnect between buyers’ expectations and sellers’ expectations. Buyers worried we were heading toward a 2008-style downturn, while many sellers held on tightly to the belief that prices were continuing their 2021 climb. Helping everyone find common ground wasn’t always easy… and sometimes it was downright painful.

The first half of 2025 has been a bit of a rollercoaster — think Mr. Toad’s Wild Ride with a side of global drama. With so much turbulence in the news, it’s no wonder many people are pausing before making big financial decisions. Emotions and headlines can weigh heavily on the real estate market, and this year we’ve seen that hesitation translate into fewer transactions. But real estate is best understood through a long lens, not just the headlines of the moment. So let’s zoom out and take a clear-eyed look at what’s really happening.

Overall the national real estate market is shifting. The national housing supply reached a peak in April of this year with many homeowners deciding to sell, even though they’re giving up their super low pandemic-era mortgage rate. The Northeast is experiencing a strong seller's market with multiple offers and limited inventory. Other parts of the country are seeing the opposite trends. Here in the Sunshine State, we’re experiencing a downward trend in home values and big increases in available inventory.

Spring is here with milder weather, afternoon storms and pollen (lots ofpollen). Typically our local real estate market picks up steam in March andcontinues strong through the end of June.

Our team celebrated a great year in 2024 with over $65 million dollars in sales and 67 closings. We’re excited about 2025 and all the opportunities a new year will bring.

“So…how’s the market?” That’s the most common question we hear as real estate agents! This year the answer is a little more complicated than it’s been in the past. The market in Northeast Florida is recovering from the hysteria of the pandemic and slowly transitioning back to a “normal” market.

Do you live in a community with a homeowners association (HOA)? Almost 45% of Florida residents do! In July of 2024, a new state law limiting the power of homeowner associations was passed limiting the power of HOAs.

How’s the real estate market? Here in Northeast Florida, and across the U.S., home prices are up, the number of pending and closed sales are down.
