Reasons to Use an Agent When Buying a New Construction Home
Florida is a destination for many home buyers and Northeast Florida has become particularly popular! For several years, the inventory of existing homes for sale in our area was really low. In response to this low inventory, we’ve seen the number of new construction homes grow since 2021.
If you're thinking of building a new house, you’ll want to make sure you have a Buyer’s Agent involved from the beginning. Many buyers don’t understand why they should use an agent for new construction but there are several reasons you should have an agent on your side.
For starters, your agent should:
- Know the area, including the positives and negatives of each community.
- Be familiar with school options, both private and public. Many families with children are moving to St Johns County because of the strong reputation of the public school district.
- Know which builder will best suit your needs. Each builder has their niche so we’ll connect you with a builder that’s right for you.
- Understand the purchase and build process and be able to guide you through this process step by step.
- Most importantly, your agent will advocate on your behalf.
Alot of buyers don’t realize the site agent represents the builder and has the builder’s best interests in mind! By involving a Buyer’s Agent from the beginning, you’ll have someone who’s working for you.
