Ponte Vedra and Jacksonville Beaches Real Estate Third Quarter 2016 Update

First, are we in the midst of another housing bubble? This is a question we hear pondered frequently by the media and I thought it would be helpful to make a comment along with this local analysis. Better yet, let’s hear from the recent report from the Joint Center for Housing Studies of Harvard University: “Now in its seventh year, the US economic recovery shows signs of flagging in the face of a strong dollar, a weakening global economy, and low energy prices. But as household growth continues to gain momentum, the housing sector should be an engine of growth.” Later in the report, “The bigger question is whether the housing crash diminished the general appeal of homeownership. The available evidence suggests that it has not. For example, a 2015 Demand Institute survey of more than 5,000 households found that 89 percent of respondents under the age of 30 owned a home, would buy a home on their next move, or would buy a home in the future. The shares of respondents with similar responses exceeded 80 percent in all other age groups as well.”

Real Estate Trends in TPCs Seven Mile Drive

The neighborhood of Seven Mile Drive, also known as Sawgrass Pointe, is a lovely community within The Sawgrass Playes Club (TPC). Homes for sale in Seven Mile Drive tend to sit on large lots with water, golf or water-to-golf views. In fact, Seven Mile Drive separates the two golf courses in TPC, the famous Stadium Course (home of THE PLAYERS Championship) and the recently renovated Dye Valley Course. 

Homes in Sawgrass Pointe are fairly large, ranging in size from three to 6 bedrooms. Many homes have swimming pools and extensive outdoor living areas. This neighborhood has a strong appeal to families since it's located in the St. Johns County Public School District with A rated schools. Additionally, the Sawgrass Players club has great amenities including: a neighborhood pool, playground and sports fields.

Ponte Vedra Beach and Jacksonville Beach Real Estate Market Update First Quarter 2016

The overall Jacksonville Beaches and Ponte Vedra Beach real estate market remained strong in the first quarter of 2016, with some notable pockets of strength and weakness. Major economic indicators were positive for the combined markets of Jacksonville, Neptune, Atlantic and Ponte Vedra Beaches.

While new listings declined by 14.4%, total closed sales rose by 3%. Last year home sales outstripped new listings, resulting in a shrinking inventory of homes for sale and that trend was exacerbated in the first quarter of 2016. In all likelihood, choices will continue to be limited for buyers, who will have fewer options of homes for sale than they have had in the past several years.
